WRS provides real estate investment services, including build to suit retail projects, as well as property management and brokerage services. Increasingly, large retailers are looking for consultants and real estate teams to provide a more sophisticated array of services than the traditional local market introductions and large shopping center developments.

The evolving environment regarding permitting and zoning is a time intensive endeavor that the anchor retailers are finding increasingly challenging. In the past years, these large retailers have increasingly relied upon outside vendors to provide an increased share of these services, as the identities and experience level of their personnel have fluctuated, causing disruption in the retailers’ level of knowledge about these increasingly complex tasks.

 
Many of the larger retailers are developing build to suit buy-back programs that require all land acquisition, permitting and zoning work for real estate to be built in a freestanding format. The track record of our real estate investments, as well as the experience level of our personnel, uniquely position WRS to garner these assignments.

 
WRS caters to the anchor and small shop tenants including Wal-Mart, Goody’s, Staples, and Kohls, as well Dollar Tree, Cato, Shoe Show, Sally Beauty and others. These relationships attribute to the strong performance of  our real estate investments.  WRS is also exploring additional opportunities with other discount chains and grocery stores, and will continue to pursue build to suit leases with Ryan's, Chick-fil-A, Ruby Tuesdays and other outparcel users.
